Private Real Estate Funds For Independent Advisors










The surest way to achieve the risk/return/correlation characteristics inherent in private real estate investments is to invest in private market vehicles. Anything less is a compromise.

Registered Investment Advisors and family offices face difficult choices when it comes to asset allocation and real estate.  Proper asset allocation dictates at least some real property exposure, but often there are only two choices: costly and inefficient private funds or public REITs.   

Private funds are often characterized by high minimum investment thresholds as well as transaction-based fees and commissions (e.g. acquisition fees, debt placement fees, disposition fees).  These costs not only dilute investor returns, they encourage transactions at the expense of carefully negotiated terms and prudently managed portfolios.  This is inconsistent the need to preserve and grow investor capital.
